ELMSFIELD ROAD  |  BALHAM  

We have just submitted a planning application for a joint application on two adjoining sites for a  new residential development comprising of four new apartments over four floors plus a basement, together with extensions to the adjoining four flats including changes to the front façade to improve the appearance of the existing building.

Following analysis of the site, its surroundings, planning policy and the local context, the  brief evolved. A summary of the brief requirements / constraints are as follows:

~ To provide 4 additional dwellings comprising of 3 no 2 bedroom flats with a 4 bedroom duplex unit on the ground and basement floors.
Enlarge and enhance the existing flats to create 4 no. 2 bedroom apartments, each with its own amenity space.
~ The new building and alterations  should enhance and compliment the streetscape of Elmfield Road to improve the appearance of the street on this prominent location.
~ Target dwelling sizes based on the recommendations set out in the Mayor of London’s Housing Design Guide.
~ Dwellings to be designed with a very high level of amenity (private external area, light, space, aspect, etc).
~ Dwellings to be designed to achieve high level of sustainability, reducing energy costs and achieving good levels of acoustic separation.
~ All the new dwellings to be designed to be future adaptable for wheelchair use with lift access.

The style of proposal is unapologetically contemporary, while still respecting the context and history of the area. The materials have been carefully chosen to be contextual and to convey a sense of permanence while still creating a modern looking building.
